We want to ensure you are well informed about significant changes taking place at Forest View Apartments. Effective January 1, 2024, our participation in the Affordable Housing Program through the Texas Department of Housing and Community Affairs will expire. This means that all residents with leases ending on or after December 31, 2023, will transition to standard lease contracts upon renewal, and any new leases will be created under the new Market Rate Program. To clarify, your current terms will remain in place until your current lease expires on or after December 31, 2023.  

Your continued residency at Forest View is highly valued, and we would love to have you extend your lease with us! However, we also understand that circumstances may vary, and if you find it challenging to do so, we encourage you to promptly visit the Texas Department of Housing and Community Affairs Vacancy website HERE to locate other properties participating in an Affordable Housing Program.  

Changes at renewal:

Upon your renewal date, lease contracts will be subject to the new Market Rate Program, and rental rates will be adjusted as follows, should you decide to renew your lease term. Please keep in mind that the rental rates are subject to change. We are here to make this process as simple as possible, so please reach out to us, and we can help guide you through it.

– One-Bedroom units, which currently start at $972.00, will increase to $1,200.00.
– Two-Bedroom units, which currently begin at $1,162.00, will increase to $1,495.00.
– Three-Bedroom units, which currently start at $1,338.00, will increase to $1,625.00

*Your exact renewal rate for your apartment will come in your renewal letter and could be lower than reflected above.

In addition to the monthly rental rate changes, there will be a Community Service Bundle fee of $44.50 each month, which includes a new valet trash service for all Forest View residents. Renters insurance will be required on all new lease contracts, carrying $100,000 in liability coverage and listing Forest View as an “interested party.”

Changes to water billing will occur, are not included in the rent amounts or fees above, and will be divided proportionally across the entire property, using a ratio billing method that factors in your unit square footage and the number of residents. See below for estimated ranges of water bills:

1-bedroom: $30-$45
2-bedroom: $50-$65
3-bedroom: $65-$80

The changes in rent and fees detailed above will not impact rent charges for the duration of your current lease. These adjustments will only apply to individuals who choose to renew their lease on or after December 31, 2023.

When will Forest View no longer be considered an affordable housing community?

Forest View will no longer be participating in the affordable housing program as of January 1, 2024. When your current lease expires on or after December 31, 2023, you will no longer be able to continue residency under the affordable housing program. At that time, you will need to sign a standard lease agreement or put in notice to vacate 60 days prior to your lease expiration date. 

What will be my new rate at renewal?

Several factors go into renewal rates such as amenities in the apartment and market conditions, and is determined over 60 days before your lease renews. Starting January 1, 2024, market rates for new leases will be similar to the below.

– One-Bedroom units, which currently start at $972.00, will increase to $1200.00.

– Two-Bedroom units, which currently begin at $1162.00, will increase to $1495.00.

– Three-Bedroom units, which currently start at $1338.00, will increase to $1625.00.

Can I transfer to the sister property, Timber Mill, since they are an income restricted property?

All residents are welcome to apply to any community they choose, however at this time there is a long waitlist at Timber Mill.  Additionally, Timber Mill will be transitioning off the affordable program and going to market as of January 1, 2025. You will still need to fully requalify if you are offered an apartment at Timber Mill. 

How much notice do I need to give prior to vacating?

If you will be moving out of Forest View, you will need to give a minimum of 60 days’ notice per your lease agreement.

Where do I find another community that will take my housing voucher?

I don’t want to renew my lease for another 12 months, but I need some additional time to prepare. Can I extend my lease contract for only a few months?

Yes, 70+ days before your lease expires, you will receive an email with your renewal options, which will include a rate for month-to-month and short-term lease options.

Will I have to pay for my water usage if I renew under a standard lease?

Yes, your water and wastewater charges will be based on square footage and occupancy in which no more than 50% is based on square footage. Fees will be allocated by dividing the total property’s water bill by the total number of apartments at the property.

When my current lease expires, will I need to qualify for my apartment in order to stay?

At this time, we expect residents to self-qualify to determine if they can afford the new standard rents. Roommates can be added as long as the unit stays within the occupancy limits, and they meet the qualifying criteria here. At renewal, if needed, you can add a Guarantor or co-signer in line with the standard qualifying criteria found here. 

What is included in the community bundle?

The community bundle fee will include valet trash and pest control.

Will I need to get renters insurance?

Yes, at time of renewal signing, proof of $100K in liability insurance with Forest View listed as interested insured will be required.
