He was so appreciative that he requested that Terry make a video of him with his cell phone so that others could see how he really felt about our staff and how wonderful the Villas had been to him. At first, Terry felt uneasy recording his testament, but he insisted. During his final days, Morris was persistent in showing his gratitude. After filming the video, Terry could barely contain himself with my emotions, he held Morris' hand and played his favorite music. It was at this moment that Morris found peace. He was no longer scared.

On the day they flew over Fort Worth and Villa Lago Apartments, Maintenance Manager Matthew Dobias ran up to one of our third-floor vacant units and had the perfect vantage point to witness the Blue Angels in action! It instantly reminded him of all the times his dad took me to air shows when he was a kid. About ten minutes after the Blue Angels flew over Villa Lago Matthew was making my way back up to the office when he saw a kiddo sitting on the curb. Ten-year-old Jace was waiting on the Blue Angels, but they had already passed by. He excitedly said, "The Blue Angels are about to fly over us" and Matthew responded, “Aww buddy, you just missed them! They flew over about ten minutes ago." As Matthew continued on his way, he instantly realized he just crushed a young man's hope of seeing the Blue Angels. He felt terrible because he had just relived his own childhood and took that feeling away from Jace by breaking the bad news. He knew he had to do something to bring that joy he felt as a child back for Jace.

No, your rent will not increase at the time the upgrades are completed. Enjoy your upgrades at no additional charge during your current lease term. How much will my rent increase with these upgrades at renewal? Renewal rates are determined by the features in your apartment and the market conditions at the time of your renewal. Because of this, your new rental rate will not be determined until 75 days before your current lease ends. Can I opt out of these upgrades in my apartment? The upgrades are part of our property-wide improvement plan. While we are upgrading all apartments, please complete the form on this page with concerns. Can a child be home during the upgrades? No one under 18 years old should be home alone without an adult present during the upgrade process during the hours of 8 am – 5pm. This includes children coming home after school, so please make arrangements. Do I have to put my pet away? For the safety of your pet and our workers, please secure your pet from 8 am to 5 pm daily. Can I be at home while the work is being done? Yes, you are free to be at home if you are over the age of 18. We will do our best to ensure minimal disturbances to your routine. However, if you need to work from home and need a quiet space, please fill out the form on this page, and we’ll do our best to accommodate you. Do I need to clear out all my countertops and cabinets in the kitchen and bathroom? It is important to clear off all countertops, drawers, and lower cabinets in your kitchen and bathroom. You can use the storage bins provided to you to store your items. This will help ensure the safety of your belongings during the upgrade process. We will pick up the storage bins when your upgrade is complete. Will I have to go overnight without water? No, the only water that will be shut off for a short period will be the water servicing the kitchen and bathroom sink faucets where the work is being performed. Once work is completed in that area, the water service will be immediately restored. Who will complete the work in my apartment, and will a Venterra employee be present? We have partnered with BR Texas Construction to carry out the upgrades. BR Texas Construction workers will be wearing a uniform so they will be easily recognizable. While a Venterra employee might not be present during the entire process, we will ensure that the work is supervised and will be completing an inspection in each apartment after completion to ensure everything is to our standards. Will the contractor protect my belongings and clean up? Yes, our contractors will install containment areas as a first step before beginning work to ensure that construction dust and debris do not enter other parts of your apartment. I did not get my $50 VISA gift card to cover my meals while my apartment is being upgraded. To ease the burden of cooking while we are upgrading your apartment, we will be emailing you a $50 VISA gift card to cover meals or anything else you want! We are so sorry for the oversight that you have not received your gift card yet. Please fill out the form below so we can address this and ensure you receive your gift card as intended. I didn't get the storage bins to clear the area and store my belongings during the upgrades. To ease the burden of packing your kitchen and bathroom countertops, drawers, and lower cabinets, we will be delivering 5 totes to your apartment. If you have not received yours a few days before your upgrade is scheduled, please complete the form below, and we will get some over to your apartment. We will be picking these up after your upgrade is complete. What if the upgrades take longer than the expected 3 days? We will make every effort to adhere to the estimated timeline; however, unforeseen circumstances can sometimes lead to delays. If this happens, we will let you know as soon as possible. Can I transfer to a different apartment before my renovation? While you may speak with the leasing office, 100% of the apartments at Ventana will be receiving upgrades, which applies to vacant apartments as well. Any apartment that you would transfer to would already have been upgraded. Can I request what time my unit is upgraded? Unfortunately, no, the upgrades are being performed systematically and are scheduled months in advance. Will all of my bathrooms be upgraded? A: Yes, all bathrooms will be included in the upgrade process. What if I already turned in my notice to vacate -will you still be upgrading my apartment? Yes, we will continue to upgrade apartments according to the schedule, irrespective of whether residents choose to renew their leases or not. This is a result of our contractual agreement with the contractor. The good news is that you are welcome to reach out to the leasing office to inquire about the availability of renewal options! - [Why do you need access to my apartment before my move out date?](https://venterraliving.com/venterra-faq/what-is-the-planning-walk-inspection/): If you have submitted your notice to move out, know that we will miss you! You’ve also probably received notification that we will need access to your apartment, this is to create an inventory of supplies and services we'll need to prepare the apartment for the next resident.  Similar to a preventative maintenance check, a maintenance technician will look at the overall condition of the apartment, appliances, features, equipment, etc. 
- [How do I pay my reservation fee?](https://venterraliving.com/venterra-faq/how-do-i-pay-my-reservation-fee/): To pay your reservation fee after you’re approved with Venterra's SMARTLEASING, simply check your email inbox for your approval email.  This email will have a link that will take you to the payment portal where you can input your payment information and reserve your apartment.

It’s important for safety reasons that dogs be on a leash and under direct control of a supervising person. While you may have trained your dog to stay by your side, dogs can sometimes get excited (squirrel!) and run up to other dogs or people who are of different temperaments which could cause an unfortunate event.

For example, if you’re moving out 14 days after your contract, you’ll be responsible for those 14 days of rent at the month-to-month rate.  No one wants that, so please submit your notice or better yet, renew your contract!

When it’s time to move out, you have the option of repainting them yourself or letting us repaint your walls for you.  While there is a cost if we repaint for you, in the grand scheme of things it’s usually about the same amount (and a heck of a lot easier) to let us paint them for you. If you would like to know what the charge would be, ask your Community Manager.

All we ask is that you and the installer adhere to the installation guidelines outlined in the lease contract. You will also need to pay the satellite deposit.

- [Is there a size restriction on fish tanks?](https://venterraliving.com/venterra-faq/is-there-a-size-restriction-on-fish-tanks/): Yes, there is a size restriction for fish tanks. If you live above the first floor, you may not have a fish tank that is larger than 50 gallons. There is not a size restriction for fish tanks on the first floor, though you will need to get your Community Manager’s approval.
- [Can I have a waterbed?](https://venterraliving.com/venterra-faq/can-i-have-a-waterbed/): You can have a waterbed if you live on the first floor.  If you live on any other floor, waterbeds are prohibited.  
- [What if my gate card, remote, or fob doesn’t work?](https://venterraliving.com/venterra-faq/what-if-my-gate-card-remote-or-fob-doesnt-work/): If your gate card, remote, or fob doesn’t work, simply bring it in to the office and we’ll replace it for you.
- [Are access gates timed?](https://venterraliving.com/venterra-faq/are-access-gates-timed/): Access gates are set on a timer, typically the amount of time that it takes for one car to pass though.  To avoid damage to yours or anyone else’s vehicle by the gate, don’t follow through behind someone or tell someone to follow you through.
- [Is my intrusion alarm monitored?](https://venterraliving.com/venterra-faq/is-my-intrusion-alarm-monitored/): Your apartment home may have an intrusion alarm, and while you can set your own code and it will function as an alarm should, it is not monitored by emergency services.  If you want your alarm to be monitored, you will need to contact the alarm company of your choice and set it up.
- [Should I make an appointment to sign my lease?](https://venterraliving.com/venterra-faq/should-i-make-an-appointment-to-sign-my-lease/): While your contract is digitally signed, there are some addenda that need a physical signature. We highly recommend that all approved applicants sign their lease contract and all other paperwork before move-in day.  Let us know when is good for you and we’ll set aside time for you to come in and get your paperwork done.
- [What is DocuSign?](https://venterraliving.com/venterra-faq/what-is-docusign/): In the interest of reducing paper, and making the move-in process easier, Venterra uses DocuSign for lease contracts.  This way, you can sign your lease with a click, from an email, before moving day! Because who wants to spend time signing a long document when the moving truck is idling in the driveway?
- [When do I set up my electricity?](https://venterraliving.com/venterra-faq/when-do-i-set-up-my-electricity/): After your application is approved, and you do your happy dance, simply call the electric company of your choice and set up electric service for your apartment.  Some electric companies may not allow electric service to be scheduled more than 30 days in advance. So, if you’re looking to move in more than 30 days after you’re approved, mark your calendar to call the electric company a few weeks before you’re scheduled to move. You will need to supply your electricity account number to the office before you move in.

We will run a credit report and verify that the Guarantor makes at least 4X the monthly rent amount.   Once your Guarantor is approved, they will complete the Lease Guaranty with the Community Manager and be added to your lease contract. Please note that not all communities allow Guarantors. Check with the office staff at your community if one is needed.    
- [Is a Guarantor a Co-Signer?](https://venterraliving.com/venterra-faq/is-a-guarantor-a-co-signer/): A Guarantor is not a Co-Signer. The difference between a Guarantor and a Co-Signer is that a Guarantor has no rights to the apartment and cannot discuss anything other than financial aspects.
